This system has been years in the making.
As I mentined, back in 2009 I met with two sets of home sellers that who had a home to sell. One had the home on the market for almost a year and the other one had been on with two other agents for about nine months.
In the first situation, the owners called me and asked me to look at the house to see if there was anything I could do to help. The house was beautiful, but it did not stand out. When I got to the house it felt boxy and small, which was odd because it was a huge house. The price was only slightly higher than the other solds but it was not terribly overpriced.
What I realized as I toured the home is it was not presented to highlight the best attributes. The house needed to be staged and the uniqueness of the house needed to be showcased. You see the reason the house felt boxy is because there were huge bookcases in the house that make the open floor plan feel small and boxy. Once we rearranged the bookcases, along with a few other staging changes the house felt open and bright. This change made a big difference in the pictures, which as you know is how we sell homes these days.
I remember getting a call from a buyer who saw the house online who said if that house looks like it does in the pictures, that is the house for us! One of the major selling features of the home is that it backed up to a nature preserve. In my opinion, the preserve, the beauty of the house, and the floor plan were the major selling features. There was no emphasis of these beautiful animals in the previous listings, particularly in the photos. At any time, the owner could enjoy sitting on the back porch and seeing exotic animals like deer Axis deer from Africa and any number of unusual grazing animals.
That might be appealing for some buyers and should be emphasized. We must get the prospective buyer to have a feeling of what it is to live in that house, we showcase the lifestyle of that house. We changed the staging, changed the photos, emphasized the exotic animals as one of the unique selling features and successfully sold the home.
Now, you may be thinking I don’t have exotic animals roaming around behind my house, but that is okay. All homes are unique and even the most cookie cutter homes have a major selling feature.
My job (among other things) it to find that feature and market the home to attract the most number of buyers who will pay the highest amount of money for your home.
The other homeowner was in a similar situation in a house across town without the exotic animals in the back yard, in a regular lot and block neighborhood. The unique features for that house were great schools, proximity to quickly get to roads to get anywhere fast, great floor plan, great yard and tons of amenities. That house really needed staging and higher quality pictures. Indeed, after making adjustments, we sold that one too. Staging and marketing the unique qualities of a home are only two aspects to a successful home sale. There are many other reasons why homes don’t sell and addressing all of them, or as many as you can in this market should be the goal.
Over the years, I have researched expired listings that sold after changes were made and I have had my own listings that have needed adjustments to sell.
Using that information, experience and knowledge, I have I have perfected my home selling system. Now when things are not going according to plan, I work with my clients to adjust what we are doing and that leads to success.
